Leasing operations for markets and commercial complexes.
Unit leasing, tenant follow-up, contracts, automatic billing, collections and property work orders in one system. An AI steward follows leads, chases overdue bills and bills meter readings.

From customer quote to monthly settlement.
- 01
Price and order
Each order line takes the customer's quote in force on the delivery date, and that price is fixed on the line.
- 02
Cut-off and purchasing
Orders are aggregated at cut-off and turned into purchase orders with purchase prices.
- 03
Picking and weighing
Actual delivered quantities are recorded at picking and weighing.
- 04
Delivery
Orders are delivered, and customers can reorder from a template.
- 05
Monthly settlement
Delivered quantity × quoted price; gross margin is receivable minus purchase cost. Bills go through the same payment channel.
Every write shows a preview first.
Hand lead follow-up, overdue collections and meter billing to the AI. Nothing touches the database until you confirm, and every action goes to the audit log.
- 01Finds leads not followed up and suggests which to move to a viewing✓
- 02Drafts collection notices per tenant for overdue bills✓
- 03Four gates on writes: permission check, tenant isolation, preview without saving, confirm with audit trail✓
- 04Meter billing, contract activation and move-out refunds run through a single transaction entry point✓
From spreadsheet to daily routine.

One system for running the whole market.
AI steward
Lead follow-up, overdue collections, meter billing, contract activation and move-out. Every write is previewed, then confirmed, then logged.
Leasing control
Drill from project to zone, floor and unit. A colour floor plan marks let, vacant, expiring and in arrears.
Leasing CRM
Lead pool and a follow-up board from first contact to deal, channel viewing stats and conversion analysis.
Contract-to-bill engine
New, renewal, change and move-out. Bills are generated when a contract takes effect; everything is traceable and idempotent.
Collections loop
Multi-fee bills, notices with a payment QR code, WeChat Pay and Alipay, batch invoicing and turnover rent.
Property and IoT
Repairs, inspections, meter billing, visitors and complaints; access, lock, environment and parking device registers.
See every unit on the floor plan.
Units sit in a project, zone, floor and unit tree. The floor plan colours each one by status, and every unit keeps a full file.
Built to keep the numbers straight.
A real billing engine
Contract billing, move-out refunds, commissions and meter billing are transactional and idempotent: no double bills under load, no lost bills on interruption.
Fail-closed tenant isolation
Every business table is filtered by tenant. Without credentials it returns nothing; tenant sub-accounts see only their own data.
Your own payment and e-sign channels
WeChat Pay and Alipay merchant IDs, e-signature and SMS bound by each tenant. Keys encrypted server-side, masked in the UI.
Two business types, one base
Commercial leasing and food distribution on the same system.
Standard SaaS
Live in 1–2 weeks, fully hosted, daily snapshot backups, recovery time under 15 minutes.
Dedicated database
Physically isolated instance in your VPC, hosted or self-built; live in 2–4 weeks.
Fully private
On-premise, network-isolated, with the LLM deployed inside the network; delivered in 4–8 weeks.

A contract takes effect. The bills follow.
Approved new and renewal contracts activate and issue their first bills in one transaction. Overdue bills are flagged daily, and turnover rent is computed by the engine.
- First bills generated from fee terms and payment cycle on activation
- Move-out approval settles deposits and refunds through the same engine
- Turnover rent: the higher of the guaranteed minimum and turnover × rate
- Bills past due with a balance are marked overdue every day
- Scheduled billing of later periods, switched on per tenant
- Collection notices with payment QR code, batch invoicing and receipts

Questions about AIMARKET
Will the AI change data on its own?
No. Every write is previewed without saving, runs only after you confirm, and is recorded in the audit log.
Can tenants pay and report repairs themselves?
Yes. The tenant H5 page covers online bill payment, contract viewing, repairs, invoices and canteen orders.
Can our data stay inside our own network?
Yes, with the fully private option: on-premise deployment, full network isolation and the LLM running locally. It is aimed at compliance needs such as China's MLPS Level 3 (a national security classification).
Is there a trial?
Registration opens a 7-day full-feature trial. The tenant portal can also be tried for bill payment and repairs.
Does it handle food distribution as well as leasing?
Yes. Catalog, customer quotes, order cut-off, purchasing and settlement run on the same base, and menus narrow to the tenant's business type.
Can the AI see data a user is not allowed to see?
No. The steward's tools run with the signed-in user's own credentials, so tenant and sub-account isolation apply to it as well.
Can we collect rent into our own merchant accounts?
Yes. Each tenant binds its own WeChat Pay and Alipay merchant IDs, e-signature and SMS channels. Keys are encrypted on the server and shown masked.
How long does it take to go live?
Standard SaaS goes live in 1–2 weeks. A dedicated database takes 2–4 weeks, and a fully private deployment 4–8 weeks.
